Report on Housing Sales Analysis for Bartın Province (2021-2025) Published
According to the analysis covering the 2021-2025 period, the housing market in Bartın recovered as of 2024, and in 2025 both total sales and market activity reached their highest levels in the past five years.
An analysis of the housing market in Bartın Province covering the 2021-2025 period was carried out by Dr. Ahmet Zelka, Assistant Professor and Academic Advisor of the Bartın Chamber of Commerce and Industry. In the study, annual changes in the sector were assessed on the basis of first-time (new) housing sales, total housing sales and the share of new housing in total sales.
The examinations showed that new housing sales followed a course parallel to total sales. Sales declined in 2022 and 2023, while in 2024 they reached their highest level in the past five years with 1,013 new housing units sold. In 2025, new housing sales came to 951 units; although this was a limited decline compared to the previous year, it remained above the 2021-2023 average.
Looking at total housing sales, it was found that a downward trend prevailed in the 2021-2023 period, with the lowest level seen in 2023 at 1,993 units. A marked revival began in the market as of 2024, and in 2025 total sales rose to 2,737 units, reaching the highest figure of the past five years. This development shows that deferred demand has been reflected in sales.
Regarding the share of new housing in total sales, it was determined that the ratio, which had fallen to 26.82% in 2022, rose to 39.82% in 2024, and then declined to 34.75% in 2025 despite the increase in total sales. This shows that, as of 2025, growth in the housing market has been supported not only by new projects but also by second-hand housing sales.
In light of the data obtained, it was assessed that the housing market in Bartın Province has displayed a resilient structure despite cost increases and financial tightening policies, that the trend of recovery and growth strengthened in 2024 and 2025, and that both new housing production and the second-hand market contributed to the total transaction volume.
